Current residence vs moving

I’ve seen your place. You have a very nice homestead there.
I’d negotiate with your wife to stay there.
Thanks my friend. We are looking at 55+ retirement communities with lots of things to do because neither of us are homebody couch potatoes. lol. We’ve found one to be very reasonable in price. Making a trip down soon to check it out. It’s huge with its own stores, medical facility, etc, everything is golf cart accessible too. And best of all, near a great beach area.

If you are gonna sell, sell now....that said good luck finding another spot like what you have. I feel bad for super recent homeowners. Market is going to sink like a lead canoe but hey, hopefully after the market corrects it will give the next generation a chance to own property and grow.

Why do think this way?

I hope it works out for you. A retirement community is a big change from your homestead, small town living Forsyth has.

It doesn't always go up. Most mortgages are 30 year terms, so why would anyone look at a market on a graph any shorter than that? Metals just soared to all time highs signals people exiting positions to hunker down and secure what they have. Consider that the average house use to cost 3-5 times an individual's salary; but since 2020 this number has gone up by as much as 50% meaning the same house will now cost that individuals 6-8 years of income. This is a huge bubble and is not sustainable. Couple that with all the "real estate is my retirement" mentality alot of folks have and it is gonna bust. Real estate unless you effectively use/develop it is in fact an asset that requires $$$ to upkeep.

Anyhow, I wasn;t trying to distract from OPs post about whether or not he should specifically move as I was speaking in general terms.

I hope y’all find something that you love.

As for me:
You couldn’t pry my happy mountain man ass out of these mountains with the Jaws of Life.

I personally would try to sell the equipment before the sale of your property. You don't want to be dealing with trying to sell thousands of dollars of equipment while simultaneously navigating the sale AND purchase of homes. Bundling typically works to the buyers advantage, as they will expect a better deal since they are also buying your property. And, you might end up caving and selling for less than you want just to rid yourself of the hassle while trying to move, especially if you find yourself pinched on timing. My $.02 anyway..

As the potential buyer I personally would want the equipment but would not want to finance it for 15/30 years. If you have the property in good shape the buyer may think the tractor is not needed, then again the buyer may not be experienced with that type of equipment and think twice about it. They may think that they’re already paying so much for the property that you should include it or deeply discount it. Go ahead and sell it!

You will make more money on your equipment if you sell it out right, if you add it to the property price the first thing buyers do is make a low bid price so your going to lose whatever you added to the property price for the equipment.
ASK YOUR REALTOR WHAT THEY THINK.
