Smaller home for retirement?

Currently looking in North GA, TN or NC for new place. My home is a 1975sqft single story brick ranch. We are both 58 and not looking to climb hills or steep stairs. Need a place with a work shed, up to 10 acres next to creek or river for fishing.
FYI.. Also consider income taxes ... TN and GA are cheaper than NC.
Not a lot, but for me is would cost an additional $3500 in state taxes in NC.
Have not done the computation for TN, but no income taxes there...
 
I guess my thought process is different. In my mind downsizing depends on the size of your home , overall health , and retirement finances.

If your home is paid off , your health and finances stable, I see no point in moving. If your health is bad or in steady decline you best move close to your children so it is not a burden on them to change their routines to take care of " Nana and Pops."

If your retirement finances or overall health can't support the maintenance / upkeep of your home and property you probably should downsize.

On this.... Finances are fine.... Good Savings, SSA and Pension and zero debt.
But our home has 3 levels (master on each) and I daytrade which is another set of stairs to the office over the garage.

And maintaining 5 acres with virtually no trees requires lots of maintenance... Mowing, weeding, weed eating, etc....

For me downsizing is: (1) one level... (2) much less yard work and (3) smaller home area to maintain and clean.

And I hate traffic.

Amen to the traffic. I almost want to beat myself almost every time I leave the house......
 
After my divorce I moved into really a one person cottage hear in Virginia. I was tired of cleaning every single day and just the general maintenance it takes to keep a big home up to snuff. It's exhausting to say the least. I can clean my little house in 2 hours. Of course I don't do it all at one time but throughout the day I can do everything. Dust, vacuum, clean the cabinets and bathroom, straighten my little shop and everything else. That's all the time I want to do once a week and it stays clean.

Now my yard is something else. I pay someone to mow because I am on a slight hill and you have to have a zero turn mower to do it because the soil is so soft right in top. Other mowers slip. However, that's just in the summer months. Goes dormant ok cooler months.

I plan on living here till I kick the bucket and be perfectly happy. I don't like to entertain and I have already done the big and fancy jazz. Been there, skied it, shot it, got the T shirt and went home. I got nothing left I want to do but enjoy what life I have left the best I can. I am going to do that and I don't intend on having a absolute laundry list of household chores every day while I am doing it. So if you like solitude like I do go smaller. It gives you plenty of time to do the things you enjoy and not burden you with everyday honey do's.

American women have an insatiable appetite for stuff. My mom was the same way. There is no limit to their consumption. Cloths, makeup, shoes, trinkets, jewelry, antiques ect., ect., ect.. It never stops. When they get what they want they store that CRAP and replace it with more CRAP. Americans as a whole are foolishly glutenous compared to the rest of the world.

I was there. Buying a bigger place every 5 or six years to store more S**T. It is amazing how much CRAP Americans just have to have. Just when you think everything is good it's off shopping we go to purchase or rotate more CRAP. It's a never ending vicious cycle of accumulating abundant pyles of crap. Then out we go to buy a bigger place to put the excess CRAP.

You get to a point where you want to put your foot down and say " ENOUGH CRAP! ". but then you get a " I want a divorce! ". My advice is just listen to your wife if you want to remain a couple. She has the final say anyway. Society has neutered us as the men of the house anyway.

Only if you choose… after the first divorce, the rest are a piece of cake
