Any foundation pros willing to give a guess?

Tough to say without an inspector looking at it or structural engineer. I am in no way an expert, but as a long time homeowner my experience is that something is always going to cost you money, so why get something that you know is going to be an expensive repair. If it already looks suspect there's probably more issues you don't see. That's the fun part.
 
I’d hold out until you have it inspected and then reduce your offer by the repair cost plus 20%.

I know AFS is high but they have a 25yr transferable warranty, I used them on a house in Auburn that had a major slab issue and required multiple sump pumps installed… sold that house for a pretty penny too!
